[+]2013-2014 Leasing Information

Welcome to South Campus Commons! We appreciate your interest in living with us, and hope to have you as a future resident. The information contained below will help to guide you through the leasing process for the 2013-2014 lease term. You may also want to review our Leasing FAQ and Leasing Info pages for more detailed leasing priority and eligibility information for South Campus Commons applicants.

THE APPLICATION PROCESS

The 2013-2014 Application will be available on Thursday, January 24, 2013 after 9:00am.

Application & Roommate Matching Form - Submitting an online application does not obligate you to lease with us, but completion of the form is required for you to have the opportunity to lease at SCC. No further paperwork or payments will be required of you until you decide to sign a lease. Please read the information below regarding the payments and paperwork required at the time of your lease signing

GETTING READY FOR THE LEASING PROCESS

You should take the time to look over the following items so you can be prepared for the leasing process. If you do not have all of the required payments and paperwork on the leasing date you are issued, you will NOT be able to lease and may lose your space to the next waitlist applicant.

Lease Reservation and Application Fees - Your application fee ($25) and lease reservation fee ($300) will be due at your leasing appointment, when you sign your lease. Please be sure to have two separate checks or money orders, made out to South Campus Commons, ready for your leasing appointment.

2013-2014 Sample Lease

- Review the sample lease with anyone you need to consult about your decision, such as parents or guarantors. The sample lease is the exact agreement you will sign at your leasing appointment. The only difference between the sample version and your individual lease is the designation of a specific room number and a corresponding rental rate.

[+]2012-2013 Leasing Information

Thank you for your interest in leasing with South Campus Commons (SCC). Currently, all SCC apartments are leased through July 31, 2013. If you are interested in leasing with SCC during the 2012-2013 lease term, your only option is to re-lease an apartment from a current SCC resident who is looking to end their lease early.

What is Re-leasing?

Re-leasing is the official process of transferring financial responsibility of an SCC lease to another eligible student (a re-lessor) prior to the lease end date (July 31, 2013).  Any student who studies abroad, withdrawals from the University, or needs to leave due to financial constraints must use this process. Once a resident re-leases their apartment, they forfeit all rights and responsibilities to that space. This is a formal process which is completed through the Leasing Office, therefore, for a re-lease to legal, it must be completed through the Leasing Office.

How do I find someone looking to re-lease their apartment?

  •  Review the postings on our message board (kind of like Craigslist for Commons) and contact students who are trying to find a re-lessor. You can also post on the message board indicating your interesting in re-leasing an apartment.

FEMALE

MALE

  • Ask your friends if they know of anyone living in Commons who needs to end their lease early.

  • Submit a 2012-2013 Commons/Courtyards Leasing Application to be added to our wait list. As current SCC residents inform us of their need to re-lease, we send them a copy of the wait list (which includes your name and email address). You may then start to receive re-leasing offers via email.

What do I do when I find an apartment to re-lease?

The current SCC resident must initiate the re-leasing process by submitting a re-leasing request online. They will need the email address you have on file with the University in order to submit their re-leasing request. Once they submit their re-leasing request, with you designated as their re-lessor, you will receive an invitation via email to re-lease the apartment. Once you accept this invitation, you eligibility will be determined and if approved, the current resident will schedule an appointment for you to complete the re-leasing paperwork.

Who is eligible to re-lease an apartment?

Currently, any full-time undergraduate student at Maryland who is in good financial, judicial, and academic standing with the University is eligible. Your eligibility will determined once a current SCC residents submits their re-leasing request with you listed as their re-lessor. You will be notified via email once your eligibility has been official determined.

What is required at the Re-Leasing Appointment?

·         Your $25 application fee. Check or money order made payable to South Campus Commons.

  • Your $300 lease reservation fee. Check or money order made payable to South Campus Commons.

  • Your Social Security Number. Your SSN card is not required, but you must be able to provide your SSN.

If I re-lease an apartment, can I renew my lease for the following year?

Currently, any full-time undergraduate student who is in good financial, judicial, and academic standing with the University is eligible to renew their lease through the end of their 8th semester of undergraduate study. Students who will be entering their 9th semester of undergraduate study are not eligible to renew. Transfer students: semesters completed at another institution prior to enrolling at Maryland DO COUNT towards your renewal eligibility.

For more specific questions about renewal eligibility, please email Kelly Ridings, Coordinator for Public Private Partnerships with the Department of Resident Life, at pppleasing@umd.edu
