[+]How long is the lease and do I have to stay for summer?

 

Students who sign a lease at South Campus Commons are responsible for the entire lease term beginning in late August and ending in early August the following year. The lease term is approximately 11.5 months. Students who do not plan to live at South Campus Commons for the summer should not sign a lease and should pursue other housing options.

[+]How do I start the re-leasing (for spring, summer, or fall) process?

Residents can begin the re-leasing process by going to www.southcampuscommons.com and clicking on the Re-leasing Process tab in the Resident section of our website, which gives directions on how to properly complete a unit re-lease.

[+]I want to re-lease my unit, but I do not have a re-lessor. How do I go about finding one?

 

SCC also offers a Re-Leasing Bulletin Board (located in the Re-leasing Process tab) to allow current residents and applicants to exchange re-leasing information. Current residents may also post advertisements in designated areas on campus. (Please note that SCC spaces require University approval before posting).

[+]What happens if I sign a full lease and then go abroad for all or part of the year?

 

South Campus Commons allows students to release their space to an approved University of Maryland student. It is the responsibility of the current lessor to find an eligible student to take the lease. If you are unable to find an eligible student you will be obligated to the lease you signed.

[+]What is required of me to lease with South Campus Commons/Courtyards while I am abroad?

 

Please review the guidelines on the Study Abroad Students section carefully, as failure to complete each of the steps will jeopardize your 2010-2011 housing with us. As a study abroad student, you should be prepared to have the following items submitted to us on your behalf:
  • Proxy Form: South Campus Commons allows students to have their lease signed by proxy with the use of this document. The proxy you assign will be able to make all necessary housing decisions and sign all required documentation on your behalf, so please make sure you discuss all information necessary for their completion of your housing selection. You must sign and complete this document then provide your proxy with the form so they can present it at your leasing appointment. Please do not send proxy forms directly to our offices.
  • South Campus Commons Renewal Intent Form: This form is available for online submission and must be completed by (date TBA). It is required of all current SCC/Courtyards lease holders and all residents intending to return from Study Abroad. If you want to pull-in prospective roommates for next lease year, you must provide us with the requested information on the form (their name, UID, email address and current residence). Your proxy and all prospective pull-ins should discuss and then schedule a lease signing appointment appropriate for your group.
  • Online Application [Due date TBA]: Your completion of the application allows a current resident to list you as a PULL-IN and allows the Department of Resident Life to assess your current eligibility status. As long as you are on a University-approved program or a sanctioned absence, you should be approved by Resident Life. The application is also necessary for us to obtain information for your file that your proxy will not easily be able to provide. The application is mandatory even if you have submitted one to us previously. All residents returning from a study abroad program must complete this application by (date TBA).
  • Guaranty of Lease: When returning to South Campus Commons, you are required to submit a new notarized Guaranty of Lease form. Because of the large number of students who want to return from Study Abroad programs, we are not able to research our file archives for previously submitted paperwork!

Lease Reservation Fee: Lease Reservation Fees are collected at the time of your lease signing and applied towards your first rental installment. Any deposit amount that is not applied towards your rent or possible damage charges will be refunded by our corporate offices. Your proxy is required to submit your $300 Lease Reservation Fee at the time of your lease signing. All payments are to be made by certified funds (cashier’s check, money order, or electronic payment through the Resident Login)

[+]How do I go about reserving a seminar/conference room?

 

The Department of Resident Life/BTC Office located in Commons 1 can help you reserve a room. Stop by anytime Monday – Friday, 8:30 am – 5:00 pm, to pick up a request form and see if the space is available.

[+]When do late fees take effect?

The South Campus Commons rental installments are due each month on the first. We offer a generous grace period of ten days before late fees take effect. As long as you have your payment in before 5:00 pm on the 10th of the month, you will not be charged a late fee. You have several different methods to submit your installment including: pay online 24 hours/day using your Resident Login, drop off your payment in person at the Management Office in building 1, drop off your payment in one of our 4 designated drop boxes (service desk 1, service desk 3, service desk 6, and the Management Office in building 1), or pay by telephone from 9am – 5pm

[+]What happens if I lock myself out of my room?

At South Campus Commons, you can borrow a spare key or swipe card if you are locked out of your room.  You simply need to go to the Service desk for your building.  You will be required to show photo identification and will sign for the borrowed items.  Be sure to return them on time, or you will be assessed as fine.  Spare keys are due back to the service desk within 1 hour.  Spare swipe cards are due back to the desk by 5:00pm the next business day.  The security of our residents is a top priority, and because of that we adhere strictly to these policies.

[+]What happens if I return my spare key or swipe late?

A key is considered late if it is not returned within one hour of the check out time.  A swipe is considered late if it is not returned by 5:00pm the following business day.  There is a $10.00 fee associated with a late key or swipe.  Failure to return a borrowed key within one business day will result in the locks being changed and a charge of $150.00 for the new lock.

[+]What happens when I receive a package at the desk?

 

When a resident at SCC receives a package, they will get an email from the service desk informing them a package has arrived.  The resident needs to bring photo identification to the desk to claim and sign for the package.  A resident must claim the package within 14 days or it will be returned to the sender.

[+]What do I do if I lost my keys?

When a resident loses their keys, it is important to report it to the service desk or the Management office immediately.  A lock core change will be done on your apartment.  The charge for a front door lock core change is $150.00.  New mailbox and bedroom keys are $35.00 each.
